NEW Gaming PC build - £1800+ budget - Flight Simulator / RTS's

I am finally have to change my PC after 8 or 9 years, I use it mainly for gaming.

I plan to play at 1440p - and mainly focus on simulations. and RTS's.
I really want to get into Flight Simulator which I know is resource heavy.

Thoughts on the following specification would be much appreciated, I am not sure about the Mobo.:

I do want to stay with Intel and Nvidia.

I will look at a monitor separately - but would appreciate any tips on a 1440p - 27", I had hoped not to go over £300 but realise I might have to for a decent screen.
I would want 144hz.

Looks pretty solid honestly- a few recommendations I've detailed below.

For monitors, they all seem to be a little inflated post Christmas. Our general recommendations are the Gigabyte M27Q (should be £300 normally), the Dell S2721DGF (has been closer to £300 before) and the ASUS TUF VG27AQ (the only one left at a reasonable price)

I must say I am a little nervous about getting a 'cheap' Windows key, so transferring the license makes sense (will google) - might also see if I can pick a license from an unused work PC.

The Dell S2721DGF is currently £299 on the Dell website using their code UKS2721DGFADEC. That's not a recommendation since all three that @JUNI0R recommended are all very good and all normally around the same price.

I'd have the 980 Pro over the 520 and I would also opt for a 1000w PSU for any future GPU upgrades. The 850 cuts it a little fine IMO.
